Uusi asuinalue jokirantaan Rovaniemen keskustan läheisyyteen

Revontulirannan uusi asuinalue rakentuu Kemijoen ja Ounasjoen yhtymäkohtaan Jätkänkynttilä-sillan läheisyyteen aivan Rovaniemen keskustan tuntumaan. Uusi jokirantaan sijoittuva asuinalue yhdistää keskeisen sijainnin, palveluiden läheisyyden ja jokimaiseman.

Ensimmäisen kerrostalon rakentaminen käynnistyi maaliskuussa 2026, ja kaksi seuraavaa asuinkerrostaloa toteutetaan vaiheittain. Revontuliranta I:n arvioidaan valmistuvan vuoden 2027 lopulla.

Uuden asuinalueen ensimmäisen asuinkerrostalon ennakkomarkkinointi on käynnistynyt vahvasti. Ensimmäisen talon asunnoista lähes puolet varattiin heti ennakkomarkkinoinnin käynnistyttyä.

Kysyntää laadukkaalle asumiselle

Rovaniemen kasvava vetovoima näkyy myös kaupungin saavutettavuuden kehityksessä. Rovaniemen lentoaseman matkustajamäärä oli vuonna 2025 noin 1,12 miljoonaa (+18,4 %), ja suorien reittilentojen määrä on kasvanut 11:stä (2022) 46:een (2025), mikä on parantanut yhteyksiä Rovaniemelle merkittävästi niin kotimaasta kuin kansainvälisiltä markkinoilta.

“Rovaniemellä on nähtävissä kasvava tarve vakituiselle ja korkeatasoiselle asumiselle. Revontuliranta vastaa siihen tarjoamalla laadukkaita koteja poikkeuksellisella sijainnilla aivan keskustassa jokirantamaisemilla”, sanoo Pallas Rakennus Lapin toimitusjohtaja Taisto Rautio.

”Rakennuksen sijainti Kemijoen ja Ounasjoen yhtymäkohdassa aivan Rovaniemen keskustan tuntumassa on harvinainen. Asunnot on suunniteltu avautumaan jokimaisemaan mahdollisimman hyvin. Kaikista asunnoista voi jokimaiseman lisäksi ihailla yöttömän yön aurinkoa ja pohjoisen taivaan revontulia”, Rautio jatkaa.

Ensimmäisessä vaiheessa 46 asuntoa

Revontulirannan ensimmäinen vaihe, Revontuliranta I, käsittää 46 asuntoa kuudessa kerroksessa. Asuntotyypit vaihtelevat kaksioista neljän huoneen huoneistoihin, ja koot alle 40 neliöstä yli 150 neliöön.

Rakennus on suunniteltu siten, että kaikista asunnoista avautuvat näkymät jokimaisemaan ja ilta-auringon suuntaan. Valmistuessaan alueella arvioidaan asuvan noin 340 asukasta.

Taloyhtiöön tulee lyhytvuokrauskielto, eikä asuntoja voi käyttää Airbnb-tyyppiseen majoitustoimintaan. Alue on suunniteltu ensisijaisesti vakituiseen asumiseen ja kakkoskodeiksi.

Asuntojen suunnittelussa on panostettu korkeaan laatutasoon muun muassa kiintokalusteiden, kodinkoneiden ja pintamateriaalien valinnoissa. Huoneistojen myynnistä vastaa Pallas Rakennus Lappi Oy:n oma asuntomyynti. Arkkitehtuurista vastaa ARCO Architecture Company.

Revontulirannan asuinrakennushankkeesta vastaa Pallas Rakennus Lappi Oy. Vuonna 2028 alueen eteläosaan rakennettavan hotellikokonaisuuden toteuttaa Lapland Hotels Oy. Yhtiöt kuuluvat samaan perheomisteiseen North European Invest -konserniin.

New riverside residential development takes shape in Rovaniemi, Finnish Lapland as nearly half of the first apartment building already reserved

Pre-marketing for the first apartment building in a new residential development near the centre of Rovaniemi, the capital of Finnish Lapland, has got off to a strong start. Nearly half of the apartments in the first building were reserved immediately after pre-marketing began. Revontuliranta I is expected to be completed by the end of 2027. Rovaniemi is located on the Arctic Circle and is known internationally as the official hometown of Santa Claus.

A new riverside neighbourhood close to the city centre

The new Revontuliranta (Northern lights shore) residential development is being built at the confluence of the iconic Kemijoki and Ounasjoki rivers, close to the iconic Jätkänkynttilä Bridge and within walking distance of Rovaniemi city centre. The new riverside neighbourhood combines a central location, easy access to services and scenic river views.

Construction of the first apartment building began in March 2026, with two further residential buildings to follow in phases. Nearly half of the apartments in the first phase were reserved immediately after pre-marketing was launched.

Growing demand for high-quality homes

Growing international tourism has increased demand for both accommodation and permanent housing in the city. Rovaniemi’s growing appeal is also reflected in its improving accessibility. Rovaniemi Airport handled approximately 1.12 million passengers in 2025, an increase of 18.4% year-on-year, while the number of direct scheduled flight routes increased from 11 in 2022 to 46 in 2025, significantly improving connections to Rovaniemi from both Finland and international markets.

”There is growing demand in Rovaniemi for high-quality permanent homes. Revontuliranta responds to that demand by offering premium homes in an exceptional riverside location right next to the city centre,” says Taisto Rautio, CEO of Pallas Rakennus Lappi.

”The building’s location at the meeting point of the Kemijoki and Ounasjoki rivers, just a short distance from the centre of Rovaniemi, is truly unique. The apartments have been designed to make the most of the riverside setting. In addition to the river views, residents will be able to enjoy the Midnight Sun in summer and the Northern Lights during the winter months,” Rautio adds.

46 apartments in the first phase

The first phase of the development, Revontuliranta I, comprises 46 apartments across six floors. Apartment types range from one-bedroom to four-room homes, with sizes from under 40 square metres to more than 150 square metres.

The building has been designed so that all apartments face the river and the evening sun. Once completed, the neighbourhood is expected to accommodate approximately 340 residents.

Short-term rentals, including Airbnb, will not be permitted in the residential development. The development is designed primarily for permanent homes and second homes.

Particular attention has been paid to quality throughout the design, including fitted furniture, household appliances and interior finishes. Apartment sales are handled by the in-house sales team of Pallas Rakennus Lappi Ltd. The architectural design has been created by ARCO Architecture Company.

The residential development is being delivered by Pallas Rakennus Lappi, a Finnish construction company. A hotel development to be built in the southern part of the area from 2028 onwards will be developed by Lapland Hotels, Finland’s largest private hotel chain. Both companies are part of the family-owned North European Invest group.
